A TYPICAL FINANCIAL SCENARIO: If a property was purchased for £1,000,000, with an interest only mortgage of £700,000 at an 4% interest per annum, the monthly mortgage payments will be £2333.
If after 42 months, the monthly payments for 8 months have not been paid, because the tenants have not paid their rent or the owner has spent the rent money elsewhere, the property owner will owe the bank £18,664 and foreclosure will have reached the final stages.
An investor will pay the arrears immediately and make available a further £18,664 to pay the bank an advance payment of 8 months, thereby assuring the bank, that no arrears will accrue in future.
The property will be rented as soon as possible on a Corporate lease for 5 years, through an Estate agency who will collect the monthly rental and also manage the property. The investor will give the agency £10,000 for immediate and future repairs.
The investor will have invested a total of £47,328, in return for a 20% share of the property and an interest of 10% per annum (50% over 5 years) paid when the property is sold after 5 years. This will be secured through a Legally binding Agreement as well as a lien on the property. The owner will retain 80% of the property and the mortgage will remain in their name.
When the property is sold by the estate agency after 5 years for £1,100,000 (a property increase of only 10%, which is 2% per year), the investor will receive £70,972 as repayment of their investment including the 50% interest, as well £56,255.60 as a 20% share of the profits, a total of £127,227.60
After the mortgage payment of £700,000, the agents 2% commission of £22,000, the capital gains tax and the legal fees are paid. The investor will receive their £47,328 plus the 50% interest of £23,644 and £56,255.60, as their 20% share of the profits.
This is a profit of £79,899.60 on an investment of £47,328, which is a total percentage gain of 169% over 5 years, equivalent to an annualised return of approx 21.8% per annum.
This investment out preforms all traditional asset classes, UK Saving account 4-5%, FTSE 100 (long-term avg), 7-8% and the S&P 500 (long-term avg)9-10%.

You will have the opportunity to invest in a London property in either Chelsea, Mayfair, Belgravia, Canary Wharf or a Riverside Luxury apartment. You will not need a mortgage nor have your credit checked. You also do not need to be a British citizen.
You will invest in a property that is being repossessed, as the owner has not paid their monthly mortgage installments. You will be required to pay off the outstanding 7/8 months arrears, and you will have to invest a further 8 months mortgage payments, that the owner can pay to his lender, to ensure that monthly payments are never missed. You will also need to set aside £10,000, towards immediate and future repairs of the property.
In return, you will own 20% of the property and be paid an interest of 10% per annum (50% over 5 years), secured by a Legal agreement and a lien on the property. The interest only mortgage will remain in the owner's name.
The property will then be rented and managed by Luxury Property Estates for 5 years, to ensure that the monthly mortgage payments are paid. They will be paid a 15% commission for carrying this out.
When the property is sold by the Estate agency in 5 years, the mortgage and your investment and 50% interest will be paid. You will then be paid 20% of the profit, after the Capital tax, 2% Estate agency commission and Legal fees are paid.
Our fees will be 10% of the amount you invest.
